Things You Should Keep in Mind When Renting Out Your Property

Okay, you have decided to rent out your home and have figured out all the particulars surrounding rental property management. But what are the things you need to keep in mind regarding the home’s security when other people are living in it? What are your rights and where do they end when you rent out your house? 1) Having an extra key

As a landlord, you are entitled to possess a key to your property which can be used in case of emergencies. Maybe the tenants are out and there is a short circuit in the home which the neighbors inform you about?

You might also need a key to access the home to conduct repairs when the tenants aren’t home. Ensure that you mention in the rent agreement that you should, under all conditions, be informed when tenants change/rekey locks and that you should possess a duplicate key at all times.


2) Changing/rekeying locks

The previous tenant might have had an extra key made without informing you about it. So, ensure that you rekey your locks or change them as per the advice of the local locksmith. If not, you can also give your future tenants the green signal to get the locks rekeyed. This is because there is a possibility that the previous tenant might come back to vandalize the property, rob the new tenant of their belongings, or harass them.


3) Law and locks

So the tenant has informed you that he/she intends to move out of your property by the end of the month and has also paid the rent in full. But he/she clears out his/her belongings and leaves without returning the key in the middle of the month. So what are you supposed to do in such a situation, when the tenant does not return your calls?

As per the law in most states, you cannot change the locks until the end of the month because technically, the tenant has paid the rent for the entire month. This also means that you won’t be able to lease your property out to new tenants because the older one has paid rent and has the right to enter and live in the property for the entire duration of the month.
